Stagecoach Colorado Real Estate Market: Why Homes Under $700K Vanished

September 24, 2026

If your search for a Stagecoach home started with a number, say $650,000, you have probably noticed something strange. The listings that should exist at that price point are thin, and the ones that do turn up don't sit long. The sales data tell a more specific story: far fewer homes under $700,000 sold in 2025 than in 2024.

In 2024, fourteen Stagecoach homes sold for under $700,000, together totaling around $7 million in volume. In 2025, that number dropped to one. A single townhome. Meanwhile, sales above $1 million barely moved, nine in 2024 and ten in 2025. If you only glance at the average and median price, Stagecoach looks like it appreciated sharply in a single year. The clearest change is in the mix of sales, not evidence by itself of a broad price jump.

That distinction matters if you're comparing Stagecoach to Oak Creek, to Steamboat proper, or to anywhere else in Routt County right now. A market where prices rose because buyers bid more behaves differently than a market where prices rose because the cheap inventory quit showing up. The first points to demand. The second points to which homes sold, and Stagecoach's numbers fit that second pattern.

What the Sales Data Show

Two points help put the sales data in context.

The first is simple: Stagecoach genuinely has fewer homes worth less than $700,000 than it used to. The area has appreciated enough over the past several years that what used to be a starter price point is thinning out on its own, independent of anyone's decision to sell or hold.

Stagecoach Mountain Ranch, the 6,100-acre private ski community proposed by Discovery Land Company, the developer behind the Yellowstone Club, is another part of the local context. Buyers can consider the review process without assuming how it will affect lower-priced inventory.

The Development Everyone's Watching Hasn't Moved Much

Here's where the timeline actually stands, and it's worth knowing before you factor "future upside" into any Stagecoach offer.

As Unofficial Networks reported, Discovery submitted its application in December 2024. Routt County deemed it complete in September 2025, which kicked off formal review. The county issued a first round of corrections that November. Discovery revised and resubmitted, and the county issued a second corrections letter on August 10, 2026, this one citing 127 separate items, along with a related deficiency letter on the required 1041 permit for water and wastewater infrastructure. As of late August 2026, public hearings before the Planning Commission and Board of County Commissioners are unlikely to happen before the year is out.

That's not a project stalling because it's unpopular or unworkable. It's a large, technically complex application working through a careful county process, which is exactly what you'd want for something this size. But if you're pricing a Stagecoach home today based on what this development might do for the neighborhood tomorrow, you're pricing in a timeline that keeps sliding.

What the County Has Already Told You About Value

Here's the part that should reshape how you think about buying near, rather than inside, the proposed development. According to the project's own public FAQ, the Routt County Assessor's stated position is that Stagecoach Mountain Ranch will be valued using like-kind comparisons drawn only from properties inside the development itself. In the assessor's opinion, the project will not affect property values in the rest of the county.

Sit with that for a second, because it cuts against the instinct most buyers bring to a proposal like this. The natural assumption is that a private ski resort with a Doppelmayr gondola (the same model going into Steamboat's new Wild Blue lift) creates a rising tide for everything nearby. The assessor's own framework says otherwise. Value inside a gated, membership-based community gets measured against other gated, membership-based communities. It doesn't automatically bleed outward to the ranch house down the road or the townhome across the reservoir.

If you're buying in Stagecoach and part of your reasoning includes "this will be worth more once the ski area gets approved," it's worth knowing that the entity responsible for assessing value in the county doesn't currently see it that way. That doesn't mean the area won't benefit from new infrastructure, jobs, or amenities if the project moves forward. It means the specific mechanism many buyers assume, proximity equals appreciation, isn't the one the county is planning around.

Seasonal Conditions at Stagecoach Reservoir

There's a second assumption worth checking before you pay a premium for lake proximity: that Stagecoach Reservoir behaves the same way every season.

It doesn't. Blue-green algae has reached toxic levels at the reservoir's swim beach in late summer or early fall in 2014, 2019, and 2024, as reported by the Steamboat Pilot. Andy Rossi, general manager of the Upper Yampa Water Conservancy District, has been direct about it: the district isn't concerned about water supply, but it continues to watch water quality closely, with the highest nutrient loads typically showing up in the Morrison, Pike, Haybro, and Keystone coves.

This year added a different kind of seasonal wrinkle. As reservoir levels dropped through the summer, Stagecoach State Park temporarily closed its main boat ramp in mid-August to extend it and keep boats launching as long as possible. Park manager Craig Preston said at the time that boating would likely close shortly after Labor Day regardless of the extension. None of this makes the reservoir less beautiful or less worth living near. It does mean that "lakefront" in Stagecoach comes with a working season, not a year-round guarantee, and that's a detail worth factoring into how much premium you pay for a water view versus a mountain view.

What This Means If You're Comparing Neighborhoods

If you're cross-shopping Stagecoach against Oak Creek or the Steamboat core, here's the honest read. Inventory across Oak Creek and Stagecoach was running at roughly five months' supply as of April 2026, according to the Colorado Association of REALTORS, a level generally considered closer to balanced than tight. That's a different picture than the price data alone suggests. The market isn't screaming scarcity across the board. It's specifically thin at the bottom of the price range, as the sales figures show.

For a buyer, that suggests a few practical moves. Don't anchor your budget to last year's median if last year's median was distorted by which homes happened to sell, not by broad appreciation. Compare a home's price with sales and inventory, and avoid assuming the Stagecoach Mountain Ranch timeline will resolve in a particular way. And if lake proximity is part of your decision, ask how water and boat access vary by season, rather than relying on a summer view alone.

None of this makes Stagecoach a bad place to buy. It makes it a place where the price you see needs a little more context than the number itself provides, and that context is exactly the kind of thing worth having someone local walk through with you before you write an offer.

A Few Questions Buyers Keep Asking

If Stagecoach Mountain Ranch gets approved, will my home value go up automatically? Based on the county assessor's stated approach, not necessarily. Properties inside the development are expected to be valued against other properties inside it. Homes elsewhere in Stagecoach would be assessed the way they always have been, using comparable sales in the broader area.

Is the reservoir closed to boating right now? Boating at Stagecoach Reservoir typically wraps up shortly after Labor Day each year as levels drop heading into fall, consistent with what the park has done in past seasons.

Should I wait to buy until the Stagecoach Mountain Ranch review is finished? That depends entirely on your goals and timeline, and it's worth a direct conversation rather than a general answer, since the review process itself keeps shifting.
